Pandemic not slowing home sales in Henrico, Richmond region

The pandemic hasn’t slowed the local real estate market in 2020.

The number of Henrico homes sold in November was up dramatically from the same month last year, according to a report from Virginia Realtors, while overall sales this year in the county are slightly outpacing last year’s total through 11 months.

This November, 438 homes were sold in the county, up from 356 last November – a jump of 23%. That ranked Henrico second among Richmond-area localities, behind Goochland (which saw a 53.6% jump, though far fewer sales) and ahead of Chesterfield (which saw its sales increase by 22.8%).

Through the first 11 months of the year, the overall number of sales in Henrico are up by about 0.7% from last year (4,475 sales compared with 4,711). In Chesterfield, they are up 6.1% (6,640 sales compared with 6,256).

The median price of sales in Henrico County also is up – by nearly 9% among November sales and 6.1% overall year to year.

The median sale price of the homes that sold in the county in November was $291,750 (up from $268,000 last November), while the median sale price so far this year is $278,000 (up from $262,000 last year).

Among other Metro Richmond localities, compared with last year, overall median sales values in 2020 are up 13.1% in Richmond, 8.2% in Hanover and Goochland counties and 6.7% in Chesterfield County.

The median sale price in Chesterfield so far in 2020 is $287,500, while in Richmond, it’s $278,000.
